  • We understand prompt payment of rent is the lifeblood of your investment. An important part of our service is the receipting of rent and managing any arrears. We have zero tolerance for rent arrears and across our large portfolio, less than 1% of our tenancies have arrears beyond six days of being due.
    Our property managers monitor rent payment daily and follow up with any tenants who are behind by phone, email, or text to ensure you get paid. Having great relationships with our tenants makes this process easier.
    We follow the guidelines of the RTA and will send the appropriate Breach notices where required. We will also discuss the arrears with you. As each situation is unique we will make tailored recommendations on how to proceed.
    Do you currently have an investment property with a tenant who is behind in rent? We assist new landlords with debt recovery and will do our utmost to ensure your rent is collected.

  • Once you sign our management agreement, we’ll handle the transfer process. We take on that awkward break-up conversation with your current Property Manager, we will pick up the keys, and notify your current tenants to ensure a smooth transition. We charge you nothing until we officially start managing your property.
